Privacy Policy
Our Privacy Policy means any e-mail addresses or personal details submitted are not shared with third parties. Credit card information used to purchase products is transferred via SSL 128-bit encryption and is not stored on our server.

Payment
We accept Visa, Master Card and American Express.
All prices are quoted in USD. Whilst we reserve the right to increase or decrease our prices at any time before you purchase, once your purchase is confirmed the price of your purchase as stated in the Confirmation Email will not be increased.
Our policy calls for a 30% deposit to confirm the booking with the outstanding 70% due 60 days prior to arrival. A credit card (Visa/MC/AMEX) imprint or US$700 will be required on arrival as a refundable security and telephone deposit. Reservation for 3 nights or less requires full payment.
When you make a purchase you will receive an Order ID reference number.
An email receipt containing information about your order will soon follow. Please keep it for your records.
Responsibility
Prospect Estate and Villas/Santa Maria Limited assumes no responsibility for loss, damage or injury to person, property or otherwise resulting directly or indirectly from acts of God, dangers incident to the sea, fire, breakdown of machinery, equipment, acts of the Government or other authorities, de jure or de facto, wars whether declared or not, hostilities, civil disturbances, strikes, riots, thefts, pilferage, epidemics, quarantines, customs regulations, delays or cancellation or changes in itinerary or schedule, or from acts or omissions of any kind or in any way related to the accommodation or transportation offered herein or due to any other cause beyond the control of Prospect Estate and Villas/Santa Maria Limited.
Cancellation Policies
Arrivals Jan 5, 2022 – December 14, 2022
Reservations may be cancelled 30 days prior to arrival with no penalty. Reservation cancelled within 30 days of arrival, will result in forfeiture of entire villa stay, tax and resort fee charges.
Arrivals December 15, 2022 – January 4, 2023
Reservations may be cancelled 90 days prior to arrival with no penalty. Reservation cancelled within 90 days of arrival, will result in forfeiture of entire villa stay, tax and resort fee charges
Covid19 Clause –
Should the current Covid-19 pandemic continue, and guests are unable to travel for their confirmed dates due to the below conditions.
- If Jamaica or the country of guest origin closes its borders. This includes if international travel is banned from country of origin
- If airlines cancel flights into Jamaica due to the Covid19 pandemic
- If a guest tests positive for Covid-19 prior to arrival or is told to self-isolate due to track and trace (proof required on both)
- In any of the instances listed above the client may either shift their dates (based on availability) or cancel their reservation with no penalties. Any and all advanced deposits would be refunded back to the client within thirty days (30) days of notice.
Occupancy
Rates are based on two persons per bedroom totaling 8 persons per villa. There is a charge for accommodating additional people.
The minimum stay is 3 nights, check in time is 3:00pm and checkout time is 12:00 noon.
